Incline Village does not have a high percentage of distressed properties for sale, but there are foreclosures and short sales available in most price ranges. 

What is a short sale?  A short sale is when a property sells for less than the amount of the loan(s) against it.  This type of sale requires the lender to approve the sale and can often take a long time to close.  If you are patient and have the time to wait before you need to be in your new home, there are some excellent opportunities available.

How can I purchase a bank-owned home?   It is possible to purchase a home at the trustee's sale, but the price you offer has to cover the amount of the loans against it and closing costs, which in most cases is above market value. If it doesn't sell at the trustee's sale, the bank will list it with a local Realtor.  Therefore, the best way is to wait until it is listed with a Realtor and offered on MLS.  Once you have chosen the right home, your Realtor will prepare an offer for you and present it to the listing agent who represents the bank.  Be forewarned though, there are often multiple offers on these homes as the listings prices can be well below market value.  Your Realtor is key in this process as she can help you prepare the most attractive offer that will have the best chance of acceptance.
